INFARED ROOF INSPECTION PROCESS
When looking for moisture, infrared roof inspections are performed in the early evening and during the night. by capturing thermal images after sundown, by a physical property called capacitance we see the material's ability to store heat. The material's in roof system have a relatively low thermal capacitance compared to water. Water requires more energy to raise its temperature and releases quit a bit of energy to cool.
As the roof radiates energy back to the night sky, the dry areas of the roof will cool quicker and the wet areas will cool slower creating a thermal contrast. Theses areas of thermal anomalies will be reported for further physical inspection.
WHY LEAKS HAPPEN
Water can penetrate a roof through defects in the waterproofing layer due to deterioration, tears, cuts, poorly sealed seams, failed flashings, which will cause the insulation to become saturated with trapped moisture. The building then can experience energy loss due to wet insulation, lowering the "R" insulating value. Water penetration into the building's interior can cause costly damage.
